Compare the exact property, its documents and the routes your household needs. This guide uses dated primary evidence checked on 3 October 2026.

What does the market evidence show?

The Central Bank of Cyprus Q4 2025 report recorded 7.6% annual growth in Paphos’s combined residential price index, comparing Q4 2025 with Q4 2024. The combined index covers houses and apartments and uses valuation data. This is a historical district measure, not a current price per square metre, an advertised rent or a forecast.

To compare homes, record the listing date, exact address, bedrooms, covered-area definition, condition, parking/storage, title and permit status, VAT treatment and included facilities. Separate asking prices from agreed rents, professional valuations and completed transactions. Obtain comparable evidence before assigning a price or rent to a whole neighbourhood.

The investment guide provides dated sector-yield benchmarks and hypothetical cash-flow arithmetic. Estimate vacancy, maintenance, management, insurance, taxes and financing for the specific property and intended use; a neighbourhood label does not establish an achievable yield or occupancy.

How should I compare locations?

When considering listings labelled Coral Bay, Peyia/Pegeia, Kato Paphos, Tombs of the Kings, Universal, Chloraka, Emba, Konia, Tala, Kamares, Pano Paphos, Yeroskipou/Geroskipou, Mesogi, Anavargos, Tremithousa or Mandria, verify the exact address and municipal/administrative location. Check the building and access rather than relying on blanket “premium”, “budget” or “best for expats” classifications.

Visit at different times, test the school and work journeys, and inspect parking, noise, orientation and shared areas. Ask the relevant authority/provider about the actual drainage connection and utility arrangements for the address.

Coral Bay

Visit Cyprus locates Coral Bay Beach in Pegeia in the Paphos region and describes a 500-metre beach with golden sand and calm, shallow water. Its listed facilities include toilets, showers, changing rooms, sun beds, umbrellas and water sports.

Check the route from the actual property, current access and facilities. The tourism description does not establish that every local home has a sea view, that this is universally the “best family beach”, or that a listing achieves a particular nightly rate or occupancy.

Heritage sites

UNESCO’s Paphos listing records World Heritage inscription in 1980. It describes a serial archaeological property with components at Kato Paphos and Kouklia: Kato Paphos includes ancient Nea Paphos and the Tombs of the Kings, while Kouklia includes Palaepaphos and the Sanctuary of Aphrodite. The listing describes remains including villas, palaces, theatres, fortresses, tombs and mosaics.

This heritage designation concerns the listed archaeological property. It does not certify a nearby apartment’s title, building permission, rental income or investment value. Check current visitor access and the precise location when comparing homes.

What does the marina announcement say?

The Tourism Deputy Ministry’s announcement of 17 September 2025 launched a tender process for the Pafos Marine Development Project. It described a planned development on approximately 165,000 m² of Republic-owned land at Potima, Kissonerga, with capacity for 1,000 recreational vessels in harbour and land facilities.

The planned project included residential and commercial development, with optional hotel and cruise-service infrastructure. The announcement described two successive stages: expressions of interest followed by invitations to selected candidates to tender for a Design, Build, Finance, Operate, Transfer concession.

This is a dated procurement announcement, not proof of a construction start or completion. Request the latest official project and planning documents before paying a redevelopment premium. It does not establish a guaranteed 2027 start or annual property-price gain.

What should I check about title and buying?

DLS’s buyer information distinguishes immediate title transfer, a sale contract and an assignment from an existing buyer. Check which transaction is proposed, who owns the property and what is registered against it. DLS advises buyers not to pay the full purchase price before title transfer.

Under the Sale of Immovable Property (Specific Performance) Law, an accepted deposited contract creates a property encumbrance with priority from deposit, subject to the law’s conditions. It does not itself transfer ownership or automatically remove all earlier mortgages. Have the transaction and any mortgage-release arrangements reviewed independently.

Use the complete buying guide for the contract, payment, permission and tax checks. Confirm suitability for the intended use and obtain dated quotations for professional services and works.

How should I check everyday infrastructure?

Confirm school admission, curriculum, year group, transport and current fees directly with the school for the intended academic year. Ask healthcare providers about eligibility, services, appointments and charges; obtain actual insurance quotations.

Check current shopping information, bus routes and fares with the provider. Test journeys at the relevant time of day, including airport access, traffic and parking, instead of applying a fixed city-wide driving time or assuming every household needs the same transport arrangements.

Inspect cooling, insulation, the energy certificate and recent bills. Ask about maintenance, common expenses and planned works. Budget from the actual home and your usage rather than a universal climate or running-cost estimate.
