Compare the exact property and daily routes rather than assuming that an entire city, suburb or seafront district has one price or lifestyle. This guide uses dated primary market evidence and official descriptions; the sources were checked on 3 October 2026.

What does the dated market evidence show?

The Central Bank of Cyprus Q4 2025 report recorded 8.3% annual growth in Larnaca’s combined house-and-apartment price index, comparing Q4 2025 with Q4 2024. It is a historical valuation-based index, not a current advertised price per square metre, a completed-sale price for a particular apartment or a forecast.

To compare listings, record the date, exact location, bedrooms, area definition, condition, title/permit status, VAT treatment and included parking/storage. Separate asking prices from agreed rents, professional valuations and completed transactions. Obtain comparable evidence before assigning a price or rent to a studio, apartment or villa.

Use the investment guide for dated sector-yield benchmarks and hypothetical cash-flow arithmetic. Estimate vacancy, repairs, financing, taxes and management from the property and lease; a neighbourhood name does not establish an achievable return.

What should I compare near the seafront?

Foinikoudes / Finikoudes

The official tourism guide describes a 600-metre palm-lined promenade, with cafes, restaurants and beach facilities. Its beach description notes calm, shallow water and the marina/harbour at one end and the fort at the other.

Check the actual walk to the beach, the building entrance, parking, evening noise and the state of shared areas. Treat proximity to visitor facilities as something to assess against your needs, rather than a guaranteed rent or price advantage.

Mckenzie / Mackenzie

Visit Cyprus describes a one-kilometre sandy beach near the old airport site, with cafes, bars, restaurants and clubs. It identifies plane spotting as a feature of the location.

Visit during the hours when you would use the home. Compare the property’s windows, orientation, sound insulation, access and parking, rather than assuming every listing in the area has the same noise or beach access.

Listings away from the seafront

When comparing listings labelled Drosia, Kamares, Faneromeni, Livadia, Aradippou, Oroklini, the Dhekelia Road area, Kiti or Pervolia, verify the exact address and municipal/administrative location. Measure the routes to your workplace, school, shops and healthcare provider. Ask for comparable prices and actual building documents rather than relying on a blanket “budget”, “premium” or “best value” label.

What changed in the port and marina plans?

A Transport Ministry announcement dated 15 May 2026 said the Cyprus Ports Authority would take responsibility for the port, marina and associated land project. It described marina upgrading and expansion for approximately 200 boats, and development of about 50,000 m² of land for urban uses.

The Ministry said the authority would present a roadmap covering timetable, funding and cost estimates by the end of June. That was an announced next step, not proof of completion. Before paying a redevelopment premium, request the latest official project documents; this May announcement does not establish a September 2026 opening, a 650-yacht completed marina or a guaranteed future property-price increase.

What landmarks are useful for orientation?

  • Agios Lazaros: Visit Cyprus places the church in the town centre and dates its construction to the 9th century, with a 17th-century restoration. The guide describes it as a Byzantine monument and identifies the adjoining museum.
  • Kamares Aqueduct: the regional tourism board describes an 18th-century aqueduct on the road towards Limassol, built in Roman style. It is an orientation landmark, not evidence of the price or development permission of nearby land.
  • Salt Lake: Visit Cyprus locates the lake southwest of town and reports an area of 2.2 km² for this lake. Its description says migrating flamingos typically stay from November to March. Bird numbers depend on conditions; the description is not a promise of sightings on a particular day.
  • Hala Sultan Tekke and the fort: the official Cyprus destination guide includes the mosque near the Salt Lake and the Larnaca fort/museum among the area’s landmarks. Check current access before visiting.

How do I check everyday infrastructure?

Verify school admission, language, year group, transport and current fees directly with the school. Confirm your healthcare eligibility and the provider’s services and appointments. Obtain actual insurance quotations rather than treating a city guide’s price range as an offer.

Check the current route and fare with the bus operator, and test the journey at the relevant time of day. For airport access, allow for the exact address, traffic, parking and terminal requirements. A fixed “five minutes” claim is not a dependable travel budget for every property.

Inspect the property’s cooling, insulation, energy certificate and recent utility bills. Ask about common expenses and planned building works. Compare the full cost of living in the particular unit rather than applying a universal summer-electricity estimate.

What should I check before buying or renting?

For a purchase, review the registered owner, title and encumbrances, permits, contract, taxes and financing with independent advisers. For a rental, have the agreement, utility responsibilities, deposit, notice and handover terms explained. Obtain a dated quote for any professional services or property works.
