Evaluate a specific property’s income, costs and legal conditions before treating it as an investment. The figures below are dated research benchmarks or explicitly hypothetical calculations, rather than current asking-price guarantees.
What does the dated yield benchmark show?
The RICS Cyprus Property Index with KPMG, Q2 2026, published on 25 August 2026 according to RICS’s index page, reports the following yields:
| Asset type | Q2 2026 reported yield |
|---|---|
| Apartments | 5.51% |
| Houses | 3.01% |
| Retail | 5.78% |
| Warehouses | 4.15% |
| Offices | 5.63% |
| Holiday apartments | 5.82% |
| Holiday houses | 2.85% |
The report monitors notional properties with specified characteristics, using estimates by accredited RICS professionals. Its coverage is the urban centres of Nicosia, Limassol, Larnaca, Paphos and Paralimni–Famagusta in government-controlled areas. These are sector benchmarks, not a promise of achieved rent, occupancy, resale liquidity or profit for a particular listing. A holiday-asset yield is not an automatic Airbnb net-return estimate.
Do not use an index percentage as a citywide studio price or monthly rent quotation. Obtain dated comparable properties and identify whether the evidence is an asking price, an agreed rent, a valuation or a completed transaction.
How do I calculate a property’s rental return?
For a hypothetical €200,000 purchase rented at €1,000 a month for twelve paid months, annual rent is €12,000 and gross rent divided by purchase price is 6%. This is arithmetic, not evidence that a particular property will achieve that rent.
A separate hypothetical cash-flow scenario deducts €2,000 operating costs and €1,000 lost rent from that €12,000 potential rent, leaving €9,000, or 4.5% of the €200,000 purchase price, before financing and taxes. Purchase costs would increase the denominator if included in the investment cost. Change the assumptions to match documented quotations and the lease.
Ask for the rent assumptions, expected vacancy, management arrangement, repairs, insurance, common expenses, financing and tax treatment. For commercial property, check who is contractually responsible for repairs and services; do not assume the tenant pays everything. Compare scenarios rather than ranking residential, commercial or holiday properties by an unsupported universal return range.
What should I check about VAT and sale taxation?
Under the VAT Law, the ordinary reduced 5% housing rate is subject to qualifying main and permanent residential use and the other statutory conditions. Buying to rent out is not automatically eligible merely because the building is residential.
Where qualifying use changes within ten years, the law requires notification and payment within 30 days, with repayment based on the original VAT saving proportionate to the remaining period, subject to exceptions including specified death and eligible adult-child transfer cases. It is not simply a universal ban on renting for ten years. Obtain advice before changing the use and see the property-tax guide for area/value limits and transitional rules.
The Capital Gains Tax Law applies a 20% rate to taxable qualifying gains from Cyprus immovable property and specified property-linked shares. That is not 20% of the sale price or a complete tax calculation for a property-trading business. Ask for the applicable tax treatment, deductions and exemptions before budgeting a renovation/resale strategy.
What rules apply to holiday letting?
The Deputy Ministry of Tourism’s self-service accommodation guide requires eligible self-service holiday accommodation to be registered and have an operating label before advertising or renting. The registration number must appear in advertising and relevant transactions. Supporting requirements include the property/permit documents, tax registration and insurance covering fire and public liability, as specified by the scheme.
The Ministry’s renewal announcement distinguishes an initial three-year registration from a five-year renewal and states a €222 fee. A timely renewal application is made within the three months before expiry; a late application is treated as a new application with a three-year permit and the required documents. Confirm the current checklist and required insurance coverage with the Ministry.
This holiday-accommodation scheme is not evidence that every ordinary long-term residential tenancy needs the same tourism licence. For a foreign owner, also check acquisition-permission, intended-use, company and immigration/work conditions where relevant; a tourism registration does not answer all of those questions.
What should a foreign buyer check?
Cap. 109 excludes EU and EEA citizens from its statutory foreigner definition, while foreign-controlled Cyprus companies can fall within it. Incorporation alone is not a permission workaround.
The Ministry of Interior describes specified acquisition alternatives, including a plot or undivided land up to 4,000 m² for an owner-occupied dwelling, or up to two units in the stated home/home-plus-shop/home-plus-office combinations. These permission categories should not be interpreted as a universal prohibition on all land purchases or as automatic authorisation for any rental business.
For a foreclosure purchase, use the auction guide. Part VIA of Law 9/1965 has connected-buyer restrictions and conditional sale procedures. Citizenship alone is not a complete auction-eligibility assessment.
How should I compare actual properties?
Collect dated listings and professional valuations, then inspect the title, encumbrances, permitting status, condition and contract. Keep the purchase price, taxes, financing, renovation budget and rent assumptions in one written calculation. Compare a lower-rent or higher-cost scenario before committing.
Use research.cy to start a property search and ACB E-Auctions for electronic auction listings. Verify the individual seller and terms; a portal listing does not establish legal eligibility, completed-sale value or an achievable yield.
