Short answer: Use current written quotes to build your own monthly budget. The dated figures below are clearly identified historical rent estimates and a checked broadband offer; they do not establish a minimum income or a standard budget for every expat.

How should I estimate rent?

Start with comparable current listings: the same area, number of bedrooms, condition, furnishing and included charges. Confirm the deposit, duration, rent-review terms and any agent charge in writing. Keep the quote date with your estimate.

Historical reference: January 2025 advertised rents

Landbank Analytics’ report of 21 January 2025 analysed advertised properties collected from listing platforms. It reported 3,257 apartments and 1,227 houses available in its sample. The following are its district average monthly asking rents, not agreed tenancy prices, city-centre estimates or current 2026 quotes.

District1-bed apartment2-bed apartment3-bed house
Limassol€1,599€2,460€2,773
Nicosia€674€996€1,335
Larnaca€814€1,114€1,977
Paphos€847€1,228€2,269

The report’s scope is districts, including properties outside each city centre. Treat these dated estimates as a reference when checking a new offer, rather than assuming a particular flat is available at the average. See our rental guide.

How should I budget for groceries and eating out?

The government e-Kalathi tool compares product prices and selected-product baskets by store. Build a basket from your own quantities and pack sizes; check delivery charges and current offers separately. A universal cheapest-chain ranking does not follow from a selected basket.

Keep several weeks of dated receipts to estimate your recurring spending. Use restaurant menus and delivery checkout totals for meals you actually expect to buy, rather than treating a national average as a fixed local price.

For historical context, CYSTAT’s February 2026 HICP release, published on 18 March 2026, reported a 2.70% annual increase for Food and Non-Alcoholic Beverages. The combined Restaurants and Accommodation Services category rose 4.87%, approximately 4.9%. These measure changes from February 2025, rather than a household’s bill or a price-level comparison with the UK.

What should I include for utilities and communications?

For electricity and water, ask for recent bills for the specific property and record the billing period. Check the tariff, consumption, fixed charges and who pays shared-building or municipal charges. Inspect air conditioning, heating and hot-water arrangements before choosing a consumption estimate.

One checked provider example: as checked on 3 October 2026, Cyta advertises Internet Home Fiber 200 Mbps without telephony at €33/month, including VAT and broadband access, with a €69 connection fee. Fiber availability at the address is required. Check the current offer and contract before ordering; this is one offer, not a market-wide minimum.

For mobile and other broadband plans, compare the full contract cost, activation charges, promotion duration and roaming allowance. See our provider guide and utilities guide.

How should I budget for transport?

Price the journeys you actually need. Check the relevant operator’s route, timetable and ticket conditions before comparing a bus pass with car ownership or taxis.

For a car, obtain a quote for your driver and vehicle, check the applicable road-tax amount, and include fuel, servicing, inspection, parking and any finance cost. Keep purchase or registration expenses separate from recurring costs. A fuel price or insurance quote alone does not establish the total cost of running a car. See our car guide.

What about schools and healthcare?

The Ministry of Education describes public primary education as free and compulsory for children of all nationalities, irrespective of legal residence status. Its pre-primary guidance distinguishes free public kindergarten tuition from community kindergartens, which set their own fees. Confirm the child’s age, registration and place before budgeting for a particular institution.

For private education, obtain the fee schedule for the specific campus, year group and academic year. Add transport, meals, uniforms and other excluded charges separately. Avoid applying one school’s fee to every child or city.

Check healthcare eligibility and the services you need before choosing between contributions, co-payments and private cover in your budget. Our healthcare guide explains the relevant conditions.

How does a UK State Pension fit into the budget?

GOV.UK gives the full new State Pension rate as £241.30 a week for 2026/27. Your amount depends on your National Insurance record and may differ, including because of contracted-out periods or additional pension rights.

Cyprus is included in the DWP country list for annual State Pension increases abroad. Use your own pension forecast or payment amount, then check the exchange rate and transfer charges you will actually receive. The headline rate alone does not establish that it covers your living costs.

How do I total my monthly budget?

Use this worksheet with your own dated figures. Divide annual costs by 12 for a monthly planning allowance, while keeping their actual payment dates in a separate cash-flow plan.

CategoryWhat to enter
RentWritten monthly offer and included charges
Groceries and mealsYour basket, receipts and planned eating out
Electricity and waterExpected consumption, tariff and fixed charges
CommunicationsFull monthly plan price and any promotion expiry
TransportActual routes or the full cost of your vehicle
HealthcareYour eligibility, treatment needs and quoted cover
School or childcareInstitution-specific fees and exclusions
Other recurring costsYour memberships, subscriptions and personal spending
One-off costsMoving, deposits, connection fees and initial purchases

Add the recurring rows for your monthly total. Keep refundable deposits separate from consumption costs, and decide what contingency you need. For a UK comparison, use equivalent property and service choices, dated quotes and the same exchange rate; do not assume a national percentage saving applies to your household.

Frequently asked questions

How much does it cost to live in Cyprus per month in 2026?

Build your total from dated quotes for the property and services you will use. Add rent, groceries, utilities, transport, healthcare and any school costs; separate one-off moving costs from recurring spending. Historical advertised rents are a comparison point, not a current household budget.

How much is rent in Cyprus in 2026?

Use current comparable listings and written offers. Landbank’s January 2025 survey reported district average asking rents for one-bedroom apartments of €1,599 in Limassol, €674 in Nicosia, €814 in Larnaca and €847 in Paphos. These are historical district estimates, not 2026 city-centre rents or agreed tenancy prices.

How much do groceries cost in Cyprus?

Price your own shopping list and record quantities, pack sizes and household size. The government e-Kalathi tool compares product prices and selected-product baskets by store; it does not establish one universally cheapest chain for every household.

How much is electricity in Cyprus?

Ask for recent bills for the property, record their billing period and compare the current tariff with your expected consumption. Check air-conditioning, heating and hot-water arrangements before estimating your monthly cost.

Which city in Cyprus is cheapest to live in?

Compare the same property type and your own recurring costs. Landbank’s January 2025 district figures were higher for Limassol than for Nicosia, Larnaca and Paphos in the property types in the historical table, but they do not establish a current whole-household cost ranking.
